Rate & Room Information

The Alder Inn will provide the following in each room.

THIS IS A NON SMOKING FACILITY

On the property the students will have access to a “Community Room” with a full kitchen. This room will also have a computer and lounge area with a big screen TV. A laundry facility is on site as well.

We have a room on site for rent by the night or week for friends and family of students. NO overnight stays are allowed in the rooms with students. Please check with the resident manager for details.

GOOD STUDENT DISCOUNT: For a student that takes 12 units or more for the year a rent discount is available. Transcripts required to qualify.

GPA: 3.00-3.49 5% DISCOUNT
GPA: 3.50-3.95 7%
GPA: 3.96-4.00 10%

Payment Methods

FULL PAYMENT PLAN

A payment in full for 3 quarters covering 9 ˝ months starting in the fall will enjoy a reduce rate. The full amount of $ 5,035.00 is due with your application. This amount equals a rate of $530.00 a month. You must add to the total a damage deposit of $250.00 and a processing fee of $30.00. Your total amount due with application is $5,315.00.

PAYING BY QUARTER

A payment in full by quarter has a reduce rate as well. The full amount for the fall quarter is $1,995.00 plus the damage deposit of $250.00 and the processing fee of $30.00. Your monthly rate on this plan is $570.00 for 3 months. Your total amount due with application is $2,275.00.

For the winter or spring quarter your full amount due is $1,710.00 plus the damage deposit of $250.00 and processing fee of 30.00. Your monthly rate on the plan is the same $570.00 for 3 months. Your total amount due with application is $1990.00.

PAYING MONTH TO MONTH

Rent payments on this plan are $590.00 a month, due on the first and late after the fifth. A late fee of $25.00 will apply after the fifth. You must stay a full quarter and the damage deposit of $250.00 and the processing fee of $30.00 are due with your application. You must have a credit card on file with the office if selecting this payment plan.

DAMAGE DEPOSIT: $250.00

This is a HOLDING/SECURITY/CLEANING DEPOSIT. A 30.00 cleaning fee will be deducted from each deposit and damages if any. A check will be mailed to you within 15 days after moving out. If for some reason you decide not to stay your deposit will be refunded to you with 30 days notice in writing prior to the start of the quarter, and we still have individuals on the waiting list to take your room. Your other option is to keep your name on the waiting list and your deposit will be held for a future quarter.

STUDENT REQUEST TO VACATE:

Any request for early temination must be made in writing 30 days before the semester.

If a person is on the waiting list a cancellation fee of $250.00 is required

If a person is not on the waiting list a cancellation fee of $500.00 is required.

PROCESSING FEE: $30.00

It is a mandatory fee for all residents applying for housing.

Move in date for the Fall quarter will be September 15th. The last day for the year will be July 1st. All dates are firm.
